Many Swiss alpine destinations suffer from underutilization of its second home infrastructure, because second home owners are not renting out their property. This paper tries to identify reasons for this behaviour by estimating the likelihood of renting out second homes on the basis of perceived (individual) issues related to renting out. The results reveal that renting out is mostly and very much associated with sacrifices such as intrusion into privacy and loss of flexibility which needs to be over-compensated by financial benefits in terms of that the perceived financial compensation is about double as high as the non-financial sacrifices.
